Saxony Condos in Downtown Burlington is a 6 story residential boutique infill project by Landform Development Group. The condo features large luxurious suites with interiors designed by Mike Niven. Total buildable space is over 180,000 square feet. Burlington is an exciting waterfront city thriving from new development and growth, particularly in the downtown. The area is perfect for residential development and intensification, as it’s surrounded by great schools, employment opportunities, shopping, dining, major transit infrastructure, and parks and open space.
Acting as Director of Development, LANDx Developments assisted in the acquisition of two out of three parcels of initial land assembly, including the related due diligence and market analysis. We were successful in managing environmental remediation and obtained a record of site condition while moving the project forward through the required site plan and rezoning applications (OPA and ZBA).
In addition to the involvement in pre-development work, LANDx managed the sales and marketing program. Based on the boutique low volume suites for this project, the team was able to use in-house sales and minimize marketing costs for the developer to achieve sales required for construction. Various suite releases were utilized to maximize gross sales while ensuring demand was there for the available units.
In the lead up to construction, LANDx Developments applied for and arranged terms for all financing requirements, including construction loans, land loans and bonding of deposits. We also hired both the construction manager and superintendent for the project.
As the project now moves forward with construction LANDx will continue to be involved through construction draws, cost control and reporting, day-to-day accounting, and eventually manage the after sales process including Tarion Warranty program.
