Nestled in the heart of Niagara-on-the-Lake’s agricultural community, just west of Virgil, 29 Line 2 Road spans 8.93 hectares (22 acres) of productive farmland and is home to the thriving Tzafona Cellars farm winery. The property features approximately 8.09 hectares (20 acres) of established grape vines, all cultivated and processed on site to produce premium kosher ice wines for both domestic and international markets. Supporting this operation are dedicated wine-processing facilities and a small retail space located within the single detached dwelling.
In 2024, LANDx successfully secured Site Plan Approval to expand the kosher ice-wine crushing and processing facilities alongside establishing an 18.5 m² retail space within the existing home.
By navigating the complex planning framework, LANDx demonstrated that the farm winery aligns with Provincial, Greenbelt, Regional, and Town policy directions. Drawing on extensive experience with agricultural planning applications, LANDx collaborated with engineering and architectural consultants to ensure the proposed development was technically sound, compliant with existing zoning provisions, and optimized for the site.
Niagara-on-the-Lake is recognized for its extensive agricultural landscape distinguished by grapes, grain fields, and specialty crops that support the local, regional, and provincial economy. Interwoven throughout these farmlands are historic communities such as Old Town, Virgil, and Queenston, whose heritage character and tourism appeal make the area a vibrant destination for both farmers and visitors.
