Heritage Point is located on the corner of Woodburn Avenue and Herrick Avenue, which is surrounded by mature low-density neighbourhoods and a municipal golf course. The first three phases have been completed, built out with 89 fully occupied homes comprised of 57 freehold townhomes, 26 condo units and 6 single detached dwellings. The completed phases of the subdivision have injected renewed energy and vitality into the former industrial area. The last phase of development is currently finalizing planning approvals and will support a more complete community by contributing to a greater range of housing types and densities.
The entire site has been successfully remediated with a Record of Site Condition. Currently, LANDx Developments are managing tax increment financing (TIFs) and incentives for the development valued in excess of $7,000,000. LANDx Developmentās experience in high-level project coordination, environmental remediation, the development approval process and financial and contractual management have been significant assets to this project, assisting with all phases.
Commitment to the remediation and repurposing of these Brownfield sites makes a significant impact on the development of the City of St. Catharines. St. Catharines is an ideal location for development, as it is comprised of many amenities, transit options, parks and residential neighbourhoods. The transit options available make travelling to Toronto accessible, while still being close to the United States border.
