Securing Consent and Minor Variance approvals to enable a new stacked townhouse development, supporting residential intensification in Niagara Falls.
Niagara Falls continues to experience steady population and employment growth driven by its tourism economy and expanding service sector. As the City attracts new employment opportunities, modest residential intensification within existing neighbourhoods plays an important role in supporting housing supply and workforce accommodation.
The parcels municipally known as 5555 & 5575 Drummond Road in the Drummondville neighbourhood of Niagara Falls comprise a 7,690 m² / 82,774 SF land assembly with frontage on Drummond Road.
The applicant proposes to develop a 3-storey stacked townhouse building containing eight residential units at 5575 Drummond Road while retaining the existing 4-storey apartment building and parking area at 5555 Drummond Road. This will be achieved through a Consent to sever land from 5555 Drummond Road to expand the lot at 5575 Drummond Road, which requires demolishing the existing 2-storey single-detached dwelling. Access to the townhouse development will be provided via a new driveway connection to Drummond Road with a total of 12 parking spaces for residents. The project will contribute to the City’s housing inventory, supporting the City’s housing supply and accommodating population growth.
LANDx Developments Ltd. was retained by the applicant to prepare and submit the required Consent and Minor Variance applications to facilitate the proposed development. LANDx provided strategic planning advice on the site design and worked with City staff to secure approval from the Committee of Adjustment on July 22, 2025 for both the Consent & Minor Variance. LANDx is currently coordinating civil engineering services to finalize the Consent and satisfy all approval conditions.
