Located at the corner of Geneva and Church Street, the 0.49 hectare (1.08 acre) site comprising 69–87 Geneva Street & 161 Church Street will become home to a 19-storey, 197-unit mixed-use development serving as a prominent landmark gateway into St. Catharines. A key feature of the project is the adaptive reuse and revitalization of the existing 4-storey heritage building at 87 Geneva Street; connected to the main building via a 3rd floor walkway. This landmark structure will enhance the character of the urban area, creating a transition between the low-density residential neighbourhoods to the north and east and the commercial and mixed-use downtown to the west and south.
Urban design is central to the project, with a strong emphasis on the pedestrian experience, supported by an inviting interface between the building and the public realm. The design of the building will be further enhanced by future streetscape improvements along Geneva Street.The main building will include a ground-floor restaurant with a covered patio and four commercial units, while the heritage building will also feature ground-floor commercial space. Outdoor amenity terraces will be located on the 11th floor of the main building and the 3rd floor of the heritage building. A café with an outdoor patio on the 19th floor will offer sweeping views of Downtown St. Catharines.
LANDx Developments secured Official Plan and Zoning approvals on November 3, 2025, and is currently pursuing Site Plan Approval. Upon completion, the project will contribute meaningfully to the housing supply and further strengthen the identity of the City of St. Catharines.
