LANDx Developments Ltd. successfully secured a Site Plan Approval for Ownership in April 2020, enabling the expansion of the existing building located at 2880 RR20 / Highway 20 in Thorold, Ontario for the development of a new building supply store on the subject property.
The subject property is currently designated as part of the Protected Countryside under the Greenbelt Plan, which restricts most types of development. However, LANDx successfully secured approval for the proposed Construction Trades Establishment by establishing it as a legal non-conforming use. To support this, LANDx referenced the Thorold Zoning By-law in force at the time, demonstrating that the site-specific zoning permitted the use of a Construction Trades Establishment. This classification enabled the development to proceed as intended.
LANDx led a coordinated team of architects and engineers to successfully obtain Site Plan Approval from the City of Thorold. This approval enabled the client’s consulting team to proceed with detailed design and ultimately obtain the necessary permits to break ground in 2021.
Today, the site operates as a thriving construction supply centre demonstrating LANDx’s ability to deliver results through strategic planning, expert project coordination, and effective negotiation with municipal stakeholders.
