Located along the southern shoreline of Lake Ontario in Niagara-on-the-Lake’s agricultural area west of Old Town, Strewn Winery at 1339 Lakeshore Road occupies a 3.7 hectare / 9.23 acre property that includes approximately 2 hectares / 5 acres of vineyards. The winery has operated on the site since 1997 and has become a well-known destination for visitors to the region.

The site features an established estate winery building with 644 m² / 6,931 SF dedicated to the existing winery, 1,321 m² / 14,218 SF for wine processing, and an additional 1,363 m² / 14,674 SF storage building.  The property also includes a 305 m² / 3,283 SF vacation apartment containing up to four bedrooms and a private driveway and garage.

On behalf of the client, LANDx Developments Ltd. secured a Zoning By-law Amendment to permit a small-scale tourist accommodation use in the form of a vacation apartment. The approval also enabled the winery to establish a 47 m² / 506 SF outdoor amenity area for guests and formalized permissions for a vacation apartment with up to four bedrooms. The Zoning By-law Amendment was approved by Council on November 21, 2023.

Niagara-on-the-Lake is widely recognized for its extensive agricultural landscape, characterized by vineyards, specialty crops, and grain fields that support the local, regional, and provincial economies. Historic communities such as Old Town, Virgil, and Queenston are interwoven throughout this agricultural landscape and contribute to the region’s strong agri-tourism economy.
